Standard single-ply membranes are not warrantied for chemical exposure, and most owners do not learn this until a claim gets denied. The detergents in a commercial wash program are alkaline, and over time they degrade TPO and EPDM in ways the manufacturer never covered. We lean toward PVC over a wash tunnel because its plasticizer chemistry holds up far better to the alkaline soaps and wax compounds in daily use. Before we commit to anything, we ask which chemical program the wash actually runs, then match the membrane and confirm with the manufacturer that the warranty survives the real operating conditions instead of an idealized version of them.
On the wash bay specifically we favor a fully adhered installation rather than mechanically attached. That choice does two things at once. It eliminates the fastener field that vapor corrosion loves to chew through, and it stops the membrane from fluttering under the air pressure a tunnel generates. For the dry portions of the building, a mechanically attached system is perfectly appropriate and keeps the project sensible on cost.
