The rec scene in Virginia Beach is bigger than most cities

Long clear spans flex, and the fastening has to know it

The natatorium is the hardest roof in the building
If the facility has an indoor pool, that's where the roofing risk concentrates. Two things make a natatorium brutal on a roof. First, the humidity: warm, saturated air rises off the pool and drives moisture into the deck assembly, and if the vapor retarder is positioned wrong for this warm, humid coastal climate, that moisture condenses inside the insulation and quietly destroys it. Second, the chemistry: chloramine gas — what you get when pool chlorine reacts with what swimmers bring into the water — is corrosive, and it eats standard steel and aluminum flashing and attacks some membrane adhesives. We survey the existing assembly for trapped moisture before we commit to a system, spec the vapor control for the building's real operating conditions, specify stainless or copper flashing where chloramine reaches it, and confirm the membrane and adhesives against the manufacturer's chemical-resistance data. We also make sure the pool-hall exhaust pushes that air outside rather than recirculating it back over the deck.
Recovering over a wet roof just buys a bigger problem
The temptation on an aging rec-center roof is to lay a new membrane over the old one and move on. On a high-humidity building that's a trap — if the insulation under the old roof is already wet, you've sealed the moisture in and accelerated the damage. A moisture survey before the scope is finalized is standard practice for us on any aquatic or high-humidity facility, so we know whether we're recovering, replacing the wet sections, or tearing off to deck. For the big dry gym roofs, a 60- or 80-mil TPO mechanically attached over polyiso is usually the right call, with the attachment engineered to the span.
Working around leagues, lessons, and tournaments
These buildings live at night and on weekends — exactly when the roof would otherwise be easiest to work on. We build the schedule off the facility's programming calendar, concentrate gym and arena roof work into weekday daytime hours, and confirm daily dry-in before the evening leagues and lessons start. On the aquatic side, any exhaust or HVAC penetration work that could briefly affect air exchange over the pool gets coordinated with the pool operations team so the natatorium air quality stays in line with state health requirements while we work.
Skylights, daylighting, and the details that leak
Recreation buildings love daylight — clerestories and skylights over the gym floor and the pool deck cut lighting costs and make the space feel open, but every one of those openings is a hole in the roof that has to be flashed and curbed correctly. On long-span decks that flex, a rigidly detailed skylight curb is a classic leak point, and over a pool the constant humidity and chloramine attack the curb flashing from below as well as above. We treat each skylight and clerestory as its own engineered detail, set on a properly built curb with the right height above the membrane, and we check the existing ones closely on any reroof because a tired skylight curb will leak through a brand-new field membrane and make the whole roof look like it failed.

Standing water on a long-span recreation roof is more than a nuisance — it adds load the deck wasn't meant to carry indefinitely and it finds every seam over time.
